In case you missed it, we shared some exciting news recently. We’re expanding our residential footprint with the launch of our latest build-to-rent community in Summerfield, Florida, Summer Pointe Village. This development underscores our commitment to providing sorely needed residential spaces that are tailored to the needs of modern living and further reinforces the plan we laid out over two years ago for aggressive expansion in the build-to-rent residential market.
Securing construction financing with Huntington National Bank and Nuveen Green Capital marked a significant milestone for this project. It’s always a great feeling when a project pencils out, so I’m very grateful to everyone involved for all the hard work and due diligence. And I’d be remiss if I didn’t mention our partner Danny Gaekwad, who has been instrumental in helping breathe life into this project. With financing in place, we have now turned towards the construction and development phase, which is one of my favorites because you can see the vision begin to take form.
The land itself is situated on 110 acres at 16152 SE 77th Court Road in the heart of Summerfield. We couldn’t have asked for a better location with convenient access to Route 301 and I-75, making it a great home base to easily access all the best of Summerfield. With it’s prime location just across the road from Florida’s premier retirement destination, The Villages, Summer Pointe Village caters to individuals seeking a community experience without the commitment of ownership. Our community welcomes renters as well as employees who work on-site at The Villages but may not meet the residency qualifications.
Our goal with Summer Pointe Village is to blend the convenience of apartment living with the comfort of a single-family home. That’s why we’re focused on creating an environment where residents can thrive with spacious ranch-style homes as well as luxurious resort-style amenities. Each unit will feature modern finishes, open floor plans, private patios, walk-in closets, and attached garages. Beyond the homes, residents can enjoy expansive green spaces, a beautiful clubhouse, fitness center, dog park, playground, and a resort-style pool. When all is said and done, Summer Pointe Village will offer 454 one-, two-, and three-bedroom units, with the first phase comprising 252 units, and the second 202.
As with all our endeavors, we don’t just build and move on. We’re not merchant developers. We plant roots. We get to know the community and grow alongside it. We partner with local businesses and foster lasting relationships. Our award-winning in-house residential arm, Stark Living, is set to manage Summer Pointe Village upon completion, and will be hiring locally to help provide the very best service to our future residents and continue our legacy of excellence in property management.
We’re beyond excited to further expand our build-to-rent community concept to help fill a vital need for families, empty-nesters, and young professionals seeking a vibrant atmosphere in a more traditional home setting. We’re looking forward to celebrating this milestone with a groundbreaking ceremony this summer, marking the official start of construction. Phase one will be completed by summer 2026, thanks to the dedication of our construction arm, Arbor Construction.
